Real Estate & Workspace Services: The Lease Manager is responsible for the active management of lease contracts and critical dates across a designated part of Booking.com's global office portfolio (excl. HQ). The Lease Manager will proactively manage allocated lease transactions and transaction processes, in coordination with regional (external) transaction managers, brokers, legal counsel, and internal stakeholders, to drive the best possible value out of every leasing deal.

They will identify opportunities at transaction level to optimise real estate commitments, occupancy costs, quality of space, and required flexibility in the portfolio. The Lease Manager will support the Portfolio Manager and Real Estate Manager in designing and executing real estate strategy on asset level, aligned with Booking.com's overall real estate strategy and in coordination with local and regional business teams. The role also includes full ownership of lease administration in Booking.com's lease administration software, continuously updating data and collaborating with the Real Estate Finance Analyst on reporting activities.

The Lease Manager will build clear business cases including financial data, commute analysis, deal outlines, and qualitative components to support decision making around real estate strategies on asset level.

Key Responsibilities: Actively manage lease contracts and critical dates for a designated part of Booking.com's global office portfolio; proactively manage allocated lease transactions end to end, driving progress and the best value from every deal; build clear business cases including financial data, commute data, deal outlines, and qualitative components to support asset-level real estate strategy decisions; provide input to the Portfolio Manager on developing the Real Estate Strategy on asset level; continuously update transaction and decision making timelines and milestones; coordinate longlist, shortlist, and site visit processes with all relevant stakeholders; prepare site evaluation packages for regional management; together with the Portfolio Manager, negotiate LOI and work letter alongside outside real estate brokers and regional transaction managers; together with the Portfolio Manager, negotiate leases alongside outside legal counsel; work with project managers to establish work letter and other fit-out related lease content; own lease administration database completeness and accuracy; provide reporting and data input to the Real Estate Finance Analyst for portfolio reporting covering the full range of occupancy costs (incl.

OM); coordinate and align internal stakeholders including accounting, treasury, security, insurance, and legal; prepare and coordinate execution of purchase orders, CLFs, and lease contracts; identify and highlight opportunities to improve process and stakeholder alignment.
